Default How do you handle PITA factors?

I do some bidding for some EC buddies when they don't have time or don't really want to mess with it.

A few things have come up in the past with difficulties in the project. So PITA came into play.

Was wanting to see how others handle these things.

- Do you just factor it as a whole on the job
- Do you break it down per phase
- Do you factor it directly on the problem...ie material, labor, customer, etc
- What have been your % averages

Since the PITA's will be different per experience...this will lend help for things to consider/look for in the future.

Examples would be awesome!!! Will be great to hear some of your issues and %'s ....

PITA-Flat bread of Mediterranean origin, eaten as is or filled with small pieces of roasted meat, veggies, condiments, etc. strange thing to charge extra for

Used to have this one contractor that I'd add a 10% "aggravation factor" to every bid and transaction with them. They still managed to get plenty of work.

Can you say change order artist?

I can't say I use any hard-and-fast, or set in stone rules. It's usually a gut feeling.

It also depends on the size of the job. A one-day job may have a different PITA factor than a 2-year project.

Who the builder/GC/owner/architect are, as well as the other subs involved will factor a role. Some of the players are great to work with (low PITA multiplier) and others are, well, a PITA (ergo, high PITA multiplier).

I have a hotel owner who sends me work but always says "do me better deal" so I always add $50.00 to his estimate so I can take it off for him.

We add factors for customers that do not pay promptly. Some GC's have tried to tell me it's an illegal practice. Bull. You can quote anything you want to anyone. We have lots of PITA factors. One of my favorites is the UCLA factor. The way they manage projects always drives up the costs.

In answer to your question, the factor should match projected losses based on your experience.

Slow pay I would factor in as a higher markup.

Most other PITA, would be additional labor hours.

I do sorta the same thing with a residential builder I work for who's jobs are always "fun".
