Default my future home

So I asked for $4500 credit to fix it up. Take a look. Home owner wants to get it looked at by a license electrician. What you guys think.

I see a bunch of noodles using the can as a CCC... if it's even bonded.

I love the add on "neutral bars" even tho the real ones are just about empty. Wonder if they heard of a wire nut?

More likely Home Inspectors Manual page 2 of 6: No wire nuts are allowed in panels.

4500 seems to be letting them off pretty cheap. Needs some markup.

Must be an old lady who doesn't know any better.

But for that much I could build a wall around this panel, add sheetrock, and have it recessed into the wall and not have to remove any of the existing cables. And I can guarantee it would not only look good, but be safe, and impress the **** out of the customer! Free grounding inspection included!

Art. 35319 is in the front of the book. Article 9178945 is about GFCI's and ungrounded circuits.

so this didn't go to well for the listing agent as his electrician did not pick up on the panel not being bonded or having any issues but a couple of double tapped ckts and some wiring that should be removed. so i let his electrician go through the panel say his findings then i asked so that's all is fine to live with. He to my surprise says yeah i would just make a splice in there that way your not double tapping on the breaker. That worked out perfect for me as i ripped into it. i asked him "so you can sit there say that the panel having no proper ground is fine". he says "oh i didn't see that, well you can fix that''. i said yes you can then once you touch it you own the panel and you need to correct the problems. to make a long story short i explained it all to him and he was like yeah that's right. the listing agent wasn't too pleased as he asked me what does it cost hourly to get it fix he says $50 i told him i don't get out of bed for pocket change. ask your electrician i have my quote ready once i receive yours.

Just looking at how that panel is installed tells me there could be problems. Haven't seen wire going into a panel that messy in a while.
