When some one bids a new house by the square footage is it total sq ft or only the living space?

I like to use either the perimeter of the property or the cubic feet of house.

The contractor is arguing about the garage, porch, and patio he don't think he should have to pay and i don't think we should have to wire the porch patio and garage for free

What a bunch of ****s. He asked a simple question. I don't quote them that way but a whole lot of people do.

I haven't bid one that way but I know a few that do. They figure it for the total square footage. Usually for just the minimum requirements. Any extras or higher priced lighting is either figured separate or a higher price per sq. ft.

Edit: They usually have wired many similar houses and know their cost on everything. One guy that prices a lot by the sq ft. won't bid one that way that is out of the norm. from what they have wired before.

Stay away from sq. ft pricing. Piece count was the route I took after a disaster in sq ft pricing. When I first got started, I let a contractor tell me what he would pay if I wanted his work, per sq ft. 8 can lights in a garage was bad enough, but after the 3rd house he asked me where I was getting my sq ft numbers. I told him from the plans he provided me. He then said," Oh no, I only pay for the sq ft inside the brick." I then said,"Oh no, you need a new electrician." Never looked back. But if it makes you money, go for it. Sq ft pricing may make it easier to quote a job, but you have to stay on top of your cost of doing business, and your contractor.

What do you have to wire on the patio ????

We bid houses by the square foot all the time, to code min, no ceiling fans, no recessed cans. Anything that is not required by the NEC is an extra.

There is only one plug on the patio but that box, wire, GFCI, coverplate, the breaker, staples, and the time it took me to run that wire and make up that device all cost money

You are required to put a plug Outside on 2 sides and within 25 ft of the ac condenser anything else is an extra
