I'm pricing an in-law suite right now and don't want to short myself. I know theres at least 2 others bidding. I have a number worked out but want to see if I'm in the ballpark of others on here.

Roughly 800sq'. 1 floor with full basement. Living rm, small kitchen, bedroom, full bath, laundry rm. 100a sub-panel in basement. Central air. All appliances and heat are natural gas. No bells and whistles. Pretty basic house. I know there are many variables but just looking for a range.

Any advice would be helpful. I'm still new at this so go easy on me please.
