1836 ft. 2.5 bath 2 bedroom. The footprint of the house is only 34X36, but is one of those open lofted, vaulted two story. The sidewalls are 18' high and pitches up from there (in other words, way the hell up there).

36 cans
50+ recepts
36+ switches/dimmers/one 4 way
6 ceiling fans
3 exhaust fans
4 smokes
electric range/water heater
200A service

The owner said he has another verbal estimate, but would consider my bid as he is not under contract. i looked at it Monday and hand delivered my bid today (tues.).

i specifically asked on what terms was the other estimate. For example, are you buying materials or anything like that, and he said no, it would be apples to apples.

The original plans were cut and paste BS as always, so i drew up my own pro plans based on what he wanted at the walkthru.

i drove over and hand delivered my drawings and turnkey bid of $14, 970 plus tax.

He said, "you know where the other guy is at?" i said, "oh probably around twelve."

He said $4,300.:laughing:

With bewilderment, i asked, "you are getting this house wired complete for that, there is no way."

He said, "well, this guy is sending a couple guys up to stay here and rough it, and he is going to let me finish it and told me the finish material would only cost $250.

The owner said that he just told the guy over the phone what he wanted and he hasn't seen the house or plans.

i kinda know how this will play out, but this is rediculous.

So right off the bat, it's not apples to apples. Last time I checked, 6 ceiling fans cost more than $250.

I wouldn't feel bad at all. It's better than getting beat by $50 on a legit bid. Either the HO is bs'ing, the contractor is bs'ing, or both...

Didja tell him you'll be happy to fix the mess that guy leaves him, for $14,970 plus tax?

I wouldn't feel bad at all. It's better than getting beat by $50 on a legit bid. Either the HO is bs'ing, the contractor is bs'ing, or both...

No, but although i have never done it, i feel like dropping a dime when this other guy forgets to send up someone with a J-man card.

Altho the internet is great for finding work, it also hurts contractors.

This type of story is exactly what my father would tell me about, and it would end with him smacking the guy for wasting his time and lying to him.

But you can't do that anymore or else they may leave a bad review on Yelp or Google+ :(

Were would you squeeze all that in a tiny house like that ? I have less stuff in the 2500 sq footer I just roughed.

Says the guy that loads half a house on a 14/3.:laughing:

..but seriously shock, everything is pretty normal except he went hi-hat crazy.

Wow. I'm always constantly amazed at how much aggravation some people are willing to put up with to save a few bucks. And still not get the outcome they are looking for....

If he thinks your price was too high the first time, wait till he sees the price for you to finish it!

Priceless!

i'm down with how your Dad rolled.

i just found out that a GC spent two weeks bidding this same house and the owner had him drive over only to tell him that he decided to build it himself.

WTF. i think he's just getting numbers, but why. Or he's just crazy. Well, i know it's just that he wants to get it done for the least money, but damn.

.........If they call to inform me the circuit trips from a space heater or AC I quote them $275 to install a dedicated 15or 20 amp circuit for it .

dont even worry about it man. That's the type of customers you do not need. He is going to try and add a ton of stuff on for free and it's jus not worth it. And from the sound of him you would probably get stiffed anyway. By the way. Where is this ?
