Im bringing this mixed use building up to code for an underwriters certificate. It was just purchased by a repeat customer. This is all romex hacked in the worst way.

If you are seriously asking if nm is a violation in the ceiling then Yes--- 334.12

It's not a violation in Mass. Although it would need to be securely fastened, of course.

As long as the money's right, its (almost) always worth it.

This messy renovation work isn't for everybody, takes a certain character to be able to put up with these jobs. Its a challenge. But very often its profitable. Good for you doc.

At least 50% of the drop ceilings I open look something like that, only it's usually white (pre 2002) Romex, or the old cloth snakeskin Romex.

I just finished a MC rewire of that ceiling today. Sorry no pics yet. I found some major deficiencies in the cellar that will need to be addressed. There is no grounding present on the service. I found they were using an old 1920s bx wire to pull amps one way to feed an additional circuit on a switch loop brought into an existing box. An electrical nightmare of incompetence and diy.

I rewired all the lights in 14 and the receptacles in 12.
